14% plus VAT for Sole Agency and 16% plus VAT for Multiple Agency, which includes:
- Carrying out accompanied viewings
- Provide advice on refurbishment works to enhance the properties letting potential
- Marketing of the property on our website together with Rightmove, Zoopla, OnTheMarket and PrimeLocation
- Finding and vetting a tenant
- Provide tenant with method of payment
- Collect and remit initial months’ rent payment to the landlord after deducting our fee and any pre-tenancy invoices
- Collect and remit ongoing rent payments, deducting our fee and other works
- Pursue non-payment of rent and advise on rent arrears actions
- Ensure the landlord complies with their statutory obligations
- Advise all utility providers of changes
- Arrange repairs with approved contractors should a problem arise
- Arrange annual Gas Safety Certificates
- Attend the property for annual inspections
- Ensure all emergencies are dealt with in or out of office hours
- Dealing directly with tenants, ensuring minimal disruption to you
